Every fall, I sit down at somebody's kitchen table and hear some version of the same thing: "We're thinking about selling, but we'll probably wait until spring." And honestly? I understand. Spring has a reputation as the time to sell, and nobody wants strangers walking through the house while the turkey's in the oven.
But I've been selling homes here for more than 20 years, and I'm a Lancaster County girl born and raised. I've watched a lot of sellers wait for spring when they didn't need to. November is one of the most underrated times to list, and for the right family it can be the smartest move they make. Here's what I tell my own clients.
1. Less Competition Means Your Home Stands Out
When most sellers decide to wait, the number of homes on the market thins out. That's simple supply and demand. In spring, your home might be one of a dozen similar listings in the same neighborhood. In November, it might be one of a handful.
Fewer choices for buyers means more eyes on your listing, and a better shot at a strong offer without having to undercut the house down the street.
2. November Buyers Are Serious Buyers
Nobody tours homes the week before Thanksgiving for fun. The people out looking in late fall usually need to move: a new job, a lease ending, a growing family, a divorce, or a home that already sold. That means fewer casual lookers and more buyers who are ready to write an offer.
Some of the smoothest closings I've had over the years happened in November and December, because everybody at the table wanted the same thing: to get it done and get home for the holidays.
3. Relocation Buyers Don't Wait for Spring
The Charlotte region keeps drawing people in from all over the country, and their timelines don't wait for spring. We've worked with so many families who needed to be moved in by the first of the year, either so their kids could start fresh in a new school when the second semester begins, or because a new job started in January. Those buyers aren't browsing. They're serious, they're motivated, and they're shopping in November and December.
When I was growing up here, Indian Land looked a lot different than it does today. Now it's at the top of many relocation buyers' lists for the lower South Carolina taxes, the easy commute to Ballantyne and uptown Charlotte, and that small-town feel we locals have always loved. Those buyers are shopping right now, whether local sellers are listing or not.
4. Your Home Can Feel Its Coziest
Fall in the Carolinas is beautiful. Mild temperatures, changing leaves, and a home that feels warm and welcoming can make a buyer picture themselves spending the holidays there.
My go-to advice for fall sellers: a clean front porch with a simple wreath, every light on before a showing (it gets dark early!), and the thermostat set so the house feels comfortable the minute buyers walk in. Keep holiday decor light so buyers can still see the home itself, not just your beautiful tree.
5. You Can Get Ahead of the Spring Rush
If you're planning to buy your next home, selling in late fall puts you in a strong position. You can go into the new year with your sale behind you and shop as a non-contingent buyer, before spring brings more competition on the buying side.
And if your home doesn't sell before the holidays, you haven't lost anything. You'll have real feedback from showings and a head start on any adjustments before the spring market kicks off.
When Waiting Does Make Sense
To be fair, November isn't right for everyone. Waiting until spring may be the better call if:
• Your home needs significant repairs or updates you can't finish in the next few weeks
• Your yard and curb appeal are your home's biggest selling points
• You have a big family gathering planned and can't make the home available for showings
• You simply aren't ready to move yet
The right timing depends on your home, your neighborhood, and your plans. That's a conversation worth having before you decide.
Thinking About Selling This Fall?
This is home for me, and I care about the families who live here. If you're on the fence about listing now or waiting until spring, I'd love to sit down with you, at your kitchen table or over coffee, and talk it through. I'll give you an honest look at what homes like yours are selling for right now, and if waiting is the better call for you, I'll tell you that too.
